1 What is a Hard Money Loan?
A hard money loan is a specific type of asset-based loan financing through which a borrower receives funds secured by real property. It is also a term used for loans funded by private parties who want a safe and high return. is a direct lender who sells whole loans to private investors. We work directly with property buying investors who use these funds to purchase properties with the intent to fix and sell them for a profit. Oftentimes, real estate investors use hard money when they are unable to qualify or do not have time to obtain financing from more traditional sources.
2What is a Hard Money Lender?
A hard money lender is usually a private investor who makes loans secured by real estate, typically charging higher rates than banks but also making loans that banks would not traditionally make.
3What is a Custom Quote?
Everyone’s financing needs are different. Unlike traditional mortgages, there are many different options that are available to you that you may not be aware of. Therefore, each situation will require a custom quote that can meet your short term and long-term goals.
4How long does it take to fund a Hard Money loan?
It typically takes 5 to 7 business days to fund a loan. Appraisals can affect the time that is required for a loan to fund.
5Are there prepayment penalties?
We have programs with no prepayment penalties or prepayment penalties as short as 6 months. Options to buyout prepayment penalties are also available. Usually our fix and flip offering do not include prepayment penalties.
6What is a Letter of Intent?
A Letter of Intent (LOI) for a hard money loan is used to provide a general understanding of the terms of the new hard money loan. Although this document is not legally binding on either party, it serves to put the prospective deal “in writing” and helps to avoid any miscommunication or misunderstandings.
7Do you use credit reports?
Yes. Credit is used to validate your monthly obligations. Hard money lending is primarily based upon the value of the asset.
8What if I have a bankruptcy or foreclosure on my record?
Since hard money loans are equity driven, a foreclosure or previous bankruptcy will not dictate the approval of your loan.
9Do you verify income?
Income does not factor into our lending decision. Hard money loans are equity driven loans.
10Can I roll in my closing cost?
Closing cost maybe rolled into a loan if there is sufficient equity to do so within the guidelines set forth by the specific hard money program.
11Is there a limit on the number of properties I can finance?
No there is no limit on number of properties finance. You can also cross collateralize properties to build a stronger borrower profile.
12Can I cross collateralize properties?
Yes, you may cross collateralize properties to help meet your short term and long-term goals. This will enable you to strengthen your borrower profile and in most cases, gives you the ability to borrow at a higher LTV.
